What landlords and tenants ask us first

What do you charge to let a property?

Letting and management fees are agreed in writing before we start, and they depend on whether you want placement only or full management. We do not publish a percentage on this website because it is a number we agree with you, not a claim we make to the street.

Do you check tenants?

Yes — affordability, employment, references and credit are checked before a lease is signed. A tenant who cannot pay costs you more than an empty month, so this is the part we do not rush.

What if the property needs work before it can be let?

We tell you what is worth doing and what is not. Some repairs pay for themselves in the first month of a better tenant; others are money spent to make the owner feel better. We will say which is which.

I am overseas. Can you handle the whole thing?

Yes, and a good number of our landlords are. Repairs, inspections, arrears and renewals are handled on your behalf, reported to you in writing, and the rent is paid over on an agreed date.

How long does it take to find a tenant?

It depends on the property, the figure and the season — nobody honest gives you a guaranteed number of days. What we can commit to is that the property is described accurately, shown properly, and that you hear about every serious enquiry.
